International IFM Summit: ‘Enlightening, Engaging and Empowering’

Navigating the concurrent and upcoming technological advancements and socio-economic changes in Real Estate Management and Facility Management, Clean India Technology brought all the stakeholders together during the International IFM Summit held on January 22, 2016 at The Leela, Mumbai. Present were the top Developers, Corporate Management, Real Estate, FM leaders and service providers exchanging ideas and formulating new business strategies. The theme of the summit, “Enterprise Alignment with Building Services” highlighted on the increasingly competitive marketplaces and why organizations must think strategically to do well in today’s time.

Jairam Panch, Managing Director, Turner Project Management Pvt Ltd gave presentation on Enterprise alignment with building services: Relevance of Infrastructure and FM to the core business. The presentation highlighted on creating a better built environment which is user-friendly and cost effective. Panch also spoke on how to minimize maintenance cost, improve rentals/lease and satisfy stake-holders. Markus Asch, Deputy Chief Executive Officer, Vice Chairman of the Management Board, Alfred Karcher GmbH & Co KG gave presentation on Technology Today & Tomorrow-the potential impact on Facility Management Companies. He spoke on how intensive co-operation is essential for the future success of connected city and how awareness about cleaning & hygiene needs to be strongly established in our society.

The second session had an interesting panel discussion on Changing face of Real Estate Management and how it leverages technology moderated by Sajit Sankar, Managing Director, Integrated Facilities Management & Asset Services. The panelist included Sreedhar Saraswathi, Business Head – South Asia, Archibus, Shamsher Sindhu, Head – Infrastructure & Projects, Kotak Mahindra Bank, Padmanabhan Kannan, Head‐Corporate Real Estate & Workplace, Mindtree and Shirish Tare, Head Project, Urban Infrastructure Venture Capital Ltd. The panel members discussed on how real estate companies can leverage technology to increase efficiency, improve operations and maximize financial results by shaping the way it is designed, developed, leased and managed. The panel members also discussed how technology can change the world and help owners, operators and tenants to save on cost in operation and maintenance.

The third session also saw interesting presentations on Supply Chain Management as a catalyst in FM outsourcing – Strategies v/s Realities which was moderated by S Narayan, Founder & President, Integron. The session brought together experts such as Aval Sethi, Head – Supply Chain Management &Procurement, Asia, Integrated Facility Management, Jones Lang LaSalle Property Consultants India Pvt Ltd, Vikas Rawat, Vice President – Operations, Nirlon Ltd, Ruediger Schroeder, Managing Director, Karcher Cleaning Systems Private Limited and Navin Upadhyay, National Manager – Procurement & Capacity Management, Kotak Mahindra Bank Ltd.

The session on Need for an FM Industry Regulator was moderated by Sasidhar Chidanamarri, Associate Director, Energy & Environment Practice, Frost & Sullivan. The panel saw eminent speakers like Rajesh Pandit, Managing Director, Global Workplace Solutions, CB Richard Ellis ‐ Asset Services – India, Nakul Subramanyam, Executive Director, Morgan Stanley Advantage Services Pvt Ltd, Rohit Dalal, Head Logistics, Housing and Real Estate, Atos and Shamsher Sindhu, Head – Infrastructure & Projects, Kotak Mahindra Bank. The panel discussed about the benefits of a systematic approach towards upkeep and maintenance of the property in enhancing its shelf life. However, currently, there is no standard approach to setting requirements for FM services and these services get delivered as per the perception and expectations of customers. There is no regulatory body for the FM industry that will lay down benchmarks and monitor adherence to minimum standards of FM in the interest of the properties and the environment. The absence of such a regulator can lead to bad competition and dilution of standards.

The presentation by by Mili Majumdar, Senior Director, Sustainable Habitat Division, TERI was greatly appreciated for the insight into Benchmarking Strategies to improve Building Performances specially on the energy consumption. As far as the green buildings are concerned, these offer better opportunities for the service provider to achieve higher quality delivery.

This was followed by presentations by Shail Gala, Associate Director, Project Management, DTZ and Sreedhar Saraswathi, Business Head – South Asia, ARCHIBUS on Change management and Impact of Technology respectively.

Concluding the Summit, was the energizing session by motivational speaker Pradip Amladi of Mynd Storm.
