Thriving and Adapting by the FM Industry: Navigating Change This Year

by Super Admin
0 comment

The facility management (FM) industry navigated a complex, evolving landscape this year, marked by shifts in technology, sustainability and the changing workplace dynamics. As organizations adapt to new realities, FM professionals have been at the forefront, managing transitions in building maintenance, energy efficiency and employee wellness. Ashwini Walawalkar, CEO, Technique Control Facility Management (TCFM), shares a detailed insight into how this year unfolded for the FM industry.

Digital Revolution: Technological Advancements Taking Centre-stage

The rapid digital transformation within the FM sector has been the most prominent trend this year. Technologies such as Internet of Things (IoT), Artificial Intelligence (AI) and Building Information Modelling (BIM) have seen huge integration into everyday operations.

Smart building solutions allowed facility managers to streamline maintenance tasks, optimize energy usage and respond proactively to system failures.

An increasing number of FM companies have embraced predictive maintenance, using AI and IoT. By analysing data from equipment and sensors real-time, facility managers can anticipate failures, schedule repairs more efficiently and reduce downtime. This move toward a predictive maintenance model has improved asset longevity and reduced operational costs, positively impacting the bottom line for user organizations.

The adoption of smart technologies, focus on sustainability and need for adaptable workspaces present tremendous growth potential. However, challenges such as evolving regulations, talent shortages and the pressure to meet ESG standards require careful navigation.”

Ashwini Walawalkar

Sustainability and ESG Compliance as Core Focus Areas

Sustainability and compliance with Environmental, Social, and Governance (ESG) frameworks have remained top priorities. FM companies are actively contributing to their clients’ sustainability goals through energy-efficient solutions, waste management strategies and promotion of green building standards. This year has seen increased adoption of renewable energy sources, with solar panels, wind power and geothermal heating becoming more integrated into facility operations. Green cleaning solutions and environmentally friendly materials have also gained traction as part of the FM industry’s shift toward eco-friendly practices. Waste management has evolved beyond mere disposal. Innovations such as on-site waste segregation, organic waste converters and recycling programs have been widely implemented. These initiatives align FM companies with ESG goals, offering clients services that not only comply with regulations, also advance sustainability agendas.

Adapting to the Hybrid Work Model

The workplace has been significantly redefined, hybrid work becoming the new norm. Facility managers are adapting to this shift by reimagining office spaces to cater to employees who now split their time between home and office. Flexible workspace designs, touchless technologies and enhanced health and safety protocols are focal points in the FM industry’s response. The need for hot-desking, collaborative zones and multi-functional spaces has challenged traditional office layouts. In response, FM teams are leveraging space utilization data to ensure optimal use of available areas while maintaining social distancing norms. Indoor air quality management has also gained prominence, with advanced HVAC systems and air purification technologies becoming standard in commercial properties.

Enhanced Focus on Health, Safety, and Employee Well-being

The aftermath of the pandemic continues to influence the FM industry, with an unwavering focus on health and safety standards. Facility managers have incorporated new cleaning protocols, touchless technologies and occupancy tracking this year to reduce the risk of contagion in workplaces. Employee well-being has also become a crucial aspect of facility management. Biophilic design, which incorporates natural elements such as plants and natural light into the workspace, has been increasingly adopted to enhance wellness. In addition, initiatives like ergonomic workspace setups, quiet rooms, and wellness lounges are becoming common, highlighting the FM industry’s commitment to a holistic approach to employee well-being.

Resilience Planning and Risk Management

Unpredictable challenges, such as extreme weather events, geopolitical issues and supply chain disruptions, have pushed the FM industry to bolster resilience and risk management strategies. Facility managers are now prioritizing business continuity planning, disaster preparedness and the establishment of smart supply chains to handle unforeseen circumstances. This year has seen more facilities implement plans for emergencies, including backup power solutions, remote monitoring and alternative supply sources for critical building operations. This increased focus on risk mitigation has equipped FM companies to safeguard their assets and maintain essential services, even in the face of disruptions.

Evolving Client Expectations and Outsourcing Models

Clients are demanding more from FM service providers than ever before. Beyond traditional maintenance and janitorial services, clients are looking for partners who can offer strategic advice on energy management, ESG compliance and future-proofing their facilities. In response, FM companies are expanding their portfolios to include consulting services, integrated facilities management and end-to-end sustainability solutions.

The outsourcing model is also evolving. Organizations are increasingly seeking single-source FM providers which can deliver a comprehensive suite of services, from building maintenance to workspace optimization. This trend is driving FM companies to adopt a holistic approach to facilities management, enabling clients to streamline operations and focus on their core business activities. In conclusion, the FM industry has fared well this year by adapting to technological advancements, prioritizing sustainability and responding to new workplace dynamics. It has transitioned from being a support function to a strategic partner for businesses, playing a critical role in shaping the future of workspaces and building operations. As the industry moves forward, its focus on resilience, employee well- being and integrated service delivery will be key to sustaining its growth and relevance in the years to come.
